Walkway joints and balcony joints to prevent (water) damage

Do you work in construction, with concrete walkway elements? Then make sure that you permanently seal the expansion joints at the top. For a durable sealing of walkway and balcony joints, it is essential that the movement of the structure, the load and the detailing are properly coordinated. If this is not the case, water damage may occur. Simply providing a good sealing material is not enough: precast concrete elements must also be correctly sealed. SABA tells you how!

Prevent moisture problems: ensure watertight joints between prefabricated concrete elements

When sealing precast concrete elements, make sure that the sealant you use is resistant to continuous water exposure, such as puddles. It must also be able to absorb permanent deformations caused by thermal influences, UV radiation, pollution and chemical stress from cleaning agents. In order to keep walkway joints and balcony joints waterproof, the sealant must also be strong enough to withstand mechanical and point loads, such as those caused by stiletto heels.

Which sealant for which walkway joint?

SABA has two systems for sealing concrete on walkways and balconies. We have sealants for both traditional joints and bridging joints, for new construction and renovation. So there is always a durable, waterproof SABA sealing system for your project.

Traditional joints

SABA offers various products for sealing traditional expansion joints in walkways and balconies. Depending on the required properties, a sealing system can be selected based on MS polymer, such as the SABA MS Floor, or based on polysulfide, such as the SABA Sealer MB-T.

Bridging joints

When repairing old sealant joints and when sealing overloaded joints that are subject to intensive movements, bridging joints provide a solution. A bridging joint is an overlapping, uninterrupted strip of elastic joint mass applied to the substrate. The joint mass is reinforced by a reinforcing mesh.

We also offer SABA's bridging joint system, the SABA Sealflex system, with both technologies: SABA Sealer MB-T (polysulfide) and SABA Ecoseal Bio HM (MS polymer). We will select the proper SABA Sealflex bridging joint system for your project, depending on your particular situation.

How to create a waterproof walkway joint

The first step in creating a durable, waterproof seal for concrete elements is to ensure that the surface is clean, dry, firm and stable. The bonding surfaces must be coated with a primer. To allow sealant joints the space to move with the movement of the substrate, it is important that the sealant joint does not adhere to the substrate on the underside. Apply expansion joints to a backer rod or separation tape to increase the free movement of the (bridging) joint. Are the joints walked on, such as in the case of walkway joints? Then use a closed-cell backer rod.
